Bodrum-Gulluk
Bodrum is an upscale seaside resort, known as the ‘Saint Tropez’ of Turkey. Unlike most other regions in Turkey, the municipalities on the Bodrum peninsula do not allow the construction of high-rise flats.
Gulluk is a charming little port with about 3000 inhabitants, located on the peninsula of Bodrum. For european tourists Güllük is very accessible as it is just 10 minutes from Bodrum international airport .
Gulluk has a quiet and relaxed atmosphere. There are beautiful bays and beaches with sand and pebbles. The cozy harbour is surrounded by restaurants that offer fish dishes and other specialties. There is a large modern Migros supermarket and there are many traditional shops with fresh vegetables, bread and other local products. Once a week there is a lively market. Güllük has al basic facilties, like a medical practice, a branch of the Yapi Kredi bank and several ATMs.
Lake Tuzla is just a few kilometers down the road from Gulluk. It is a sanctuary for flamingos and at Tuzla you find the two golf courses of Bodrum, now under construction.
Gulluk is an excellent starting point for trips on the Bodrum peninsula or into the mainland of Turkey. Public transport is available, but you can also rent a car to explore the neighborhood. Roads are very quiet and road signs are excellent.
A popular destination is of course Bodrum town, which can be reached in half an hour. Bodrum offers an enormous variety with ancient historical sites, souvenir shops, bars and restaurants, blue lagoon cruises, and a dazzling nightlife with famous discos such as Halikarnas. Other interesting destinations include Milas, Akyaka, Marmaris, Icmeler, Gocek and Dalyan. Even the famous beach of Öledeniz, the well known white cliffs of Pamukkale and the impressive Roman ruins of Efese can be reached from Gulluk within a few hours.
Charter flights from many European airports to Bodrum international airport are available for most of the year. Turkish Airlines flies to Bodrum all year round. The climate of Bodrum is mild. Summers are less hot and humid in Bodrum than for example in Antalya.
Playing Golf
The Bodrum peninsula has two new 18-hole golf courses which are both located at lake Tuzla near Gulluk. One golf course has opened this year, and the other one will be openen next summer.

The apartments have excellent isolation and double glazing. All rooms have airconditioning. Bathrooms are fully tiled with first class ceramics. Kichens are fitted with cupboards, sink unit, gas cooker, extractor hood and refridgerator.
Floors and terraces are tiled with high quality ceramic floor tiles. Stairs are made of marble with stainless aluminium banisters.
The penthouses have extra facilities: the penthouses on the back row have a large roof terrace and all penthouses have a fire place.
Each apartment building has four floors (ground, first, second and third floor)
All apartments have a large terrace at the frontside, offering a panoramic view over the bay of Mandalya. The access road and entrance are on the backside. Due to the slope of the building plot the entrance level is between first and second floor, making all floors easily accessible by stairs.

Permanent residence
It is of course allowed to occupy your house permanently. An advantage of living in Turkey is that the cost of living is significantly lower than in Europe.
As the Pelagia apartments are located within the town limits, it is very well suited for those who want to live in Turkey all year. During the winter season you will not be living in a desolate place in the middle of nowhere. The shops, restaurants and market of Güllük are operating all year round.
Pelagia apartments are also comfortable during the winter season as the isolation is perfect and the airconditioning can be switched to heating.

Owning a holiday home should be fun. That is why the developer offers a package of services to make your purchasing process a pleasant experience and to take away the day-to-day worries of owning a property abroad.
Getting started
Buying property in Turkey is relatively simple but there are a few things that have to be taken care of. The developer will process your application for the Turkish tax registration and will assist you with opening a bank account in Gulluk. When your apartment is completed and the last payment is to be made, we will accompany you to the land register where you will receive your ‘tapu’ which certifies that the freehold property has been registered in your name. The ‘iskan’ for your registration with the Güllük municipality will also be arranged by the developer.
Furnishing pack
For furnishing, interior decoration, crockery and kitchen utensils the developer offers a complete package. You can choose to have your apartment delivered ready for use or to furnish your apartment yourself. Within the package offered by developer, there will be several options and styles to choose from.
General Maintenance
Developer looks after security in the resort and maintenance of the communal facilities including swimming pool and green areas. A shuttlebus service will be available for transport to the beach and the centre of Gulluk.
Rental support service
If you choose to let your apartment, developer will support you to make this easy. The rental support service includes keys, linen and cleaning service, checking inventory,
cost charges for electricity and transfer service of guests from and to the airport.
You can also benefit from the cleaning and linen service for your own use. For example to have your apartment cleaned before your arrival. You just inform developer of your requirements and pay for the service when you arrive in Gulluk.
Property administration
Developer will handle your property administration, like paying bills for electricity, water, sanitation, property tax and insurance. This is not a mandatory service, you can do this yourself if you prefer.
Pelagia I en II
- Pelagia I is a small scale development of 24 apartments
with a swimming pool of 80m2 and a free shuttle bus service
to Gulluk centre and the beach.
These are the three building blocks on the left side of the plot.
- Pelagia II is the next phase of 120 apartments with a swimming pool
of 200 m2 . These are 15 building blocks at the right side of the plot.
Additional facilities in Pelagia II include a fitness room, massage room,
and wireless internet at the pool.
